Rent Payment Instructions and Guidelines

You can pay under the following options:

  1. Chase Bank Quickpay or Zelle to sm@myplacejc.com

  2. Check and/or Cash deposited directly into Chase Bank: Made Payable to: 205 Baldwin Avenue LLC, Account Number: 683351683

  3. Credit/Debit card payment through an emailed invoice. Stripe charges a processing fee of 2.9% of the transaction amount plus $.30. Please text: (917) 714 – 6377 or email: sm@myplacejc.com to request invoice.

 

Once the rental payment is received you will receive a text as confirmation of payment.

 

Late Rent:

If Rent is not paid on the Due Date, there shall be a penalty of $175 due as a one-time fee per incident rent is paid late. Rent is considered late when it has not been paid within 5 days after the Due Date. This fee incurred pursuant to Section: 7 of your lease will be included in your base rent as "additional rent" pursuant to Section: 5 of your lease.

 

Non-Sufficient Funds (NSF CHECKS):

If you pay the Rent with a check that is not honored due to insufficient funds (NSF), then there shall be a fee of $100 per incident. This fee incurred pursuant to Section: 8 of your lease will be included in your base rent as "additional rent" pursuant to Section: 5 of your lease.

Sanitation

6ixBoroJC provides regular garbage and recycling chutes on every floor from the second to the sixth floor that you are required to use in order to dispose of regular trash and recycle. You must follow all recycling guidelines outlined here. All corrugated cardboard and shipping boxes must be placed by you in the blue bin next to the recycling chute and not in the recycling and/or the trash chute. You must fold all corrugated cardboard and shipping boxes when being placed in the blue bin next to the recycling chute. If your folded corrugated cardboard and shipping boxes do not fit in the blue bin on your floor then you should bring them to the 1st floor trash compactor room and place them all in the large green container that’s labeled cardboard only. Please see image below. If you place any corrugated cardboard and shipping boxes in the recycling and/or the trash chute, you will incur a penalty fee of $150 per incident and included will be the cost of all and any damages caused to the recycling and/or the trash chute. If you do not fold all corrugated cardboard and shipping boxes when being placed in the tote next to the recycling chute, you will incur a penalty fee of $50 per incident. The fee incurred pursuant to this Section: 44 will be included in your base rent as "additional rent" pursuant to Section: 5.

If you need to dispose of any bulky and/or oversized trash, you will incur a fee for the removal of such items and you must place the items outside the trash compactor room for pick up any time before the 3rd and 4th Wednesday of every month. The fee for each specific item of disposal can be requested by property management. The fee incurred pursuant to this Section: 44 will be included in your base rent as "additional rent" pursuant to Section: 5.

No Smoking Policy 

Cleaning Dates & Hours

To maintain the health and safety of all our residents which is our number one priority at all times, King Cleaning Services has been contracted by 6ixBoroJC to thoroughly clean, sanitize, and disinfect all common areas of the entire building. The common area and fitness room are closed on Mondays and Thursdays between 12 PM - 4 PM due to cleaning.
 
If you would like to request cleaning and sanitizing for your new home you can directly contact the owner of Kings Cleaning Services, Jerry Coriolan at (862) 224-4383 or by email kingscleans@gmail.com. The prices are as follow for s
tandard clean:

  • Studio $75

  • 1 Bedroom $100

  • 1 Bedroom with Den $115

  • 2 Bedroom $125

  • 2 Bedroom with 2 Bath $140

No Smoking Policy         

6ixBoroJC has a zero tolerance policy for smoking. It is strictly prohibited in all common areas including but not limited to Hallways, Stair Wells, Elevator, Fitness Room, Common Area, Management Office, Mail Room, Lobby, Parking Area, Roof Deck, and Exterior Building. If you are found violating this rule, you will incur a penalty fee of $100 per incident. This fee incurred pursuant to Section: 21 of your lease will be included in your base rent as "additional rent" pursuant to Section: 5 of your lease.

Package Delivery Policy

Package Delivery & Mail Policies

The 6ixBoroJC mail room is located right next to the main entrance. It can be accessed through your FOB at all times. Your individual mail box is labeled with your specific apartment number and can be accessed through your mail key. If you lose your given mail key you will incur a penalty fee of $50 per incident. The fee incurred pursuant to Section: 23 of your lease will be included in the your base rent as "additional rent" pursuant to Section: 5 of your lease.

 

Above all of the individual mail boxes are shelving for your delivered packages, each shelving unit corresponds to a floor in 6ixBoroJC. Any and all oversize packages will be placed near the mail room entrance on the right.

 

When ordering anything online please input the delivery instructions:

“Please Press the Delivery Icon on the Main Door Intercom Panel to the Right of the Main Entrance and then Input the PIN: 3241 to Access the Mail Room to your Immediate Left when Entering the Main Entrance of the Building. Please Follow all Posted Signs. Thank You.”

 

There are posted signs in the mail room for the delivery courier to appropriately place your package under the shelving unit that corresponds to your leased apartment floor. If you are unable to find your delivered package at any time please contact property management right away to locate your package.

Guest Policies​

Guest Policies​

You can have a maximum of 3 guests for a maximum time period of 3 days. If you request more than 3 guests to stay longer than 3 days, you must provide written notice of each guest’s name and length of stay to property management. If you do not provide written notice and it is found that more than 3 guests stayed for more than 3 days you will incur a penalty fee of $250 per guest per night stayed. This fee incurred pursuant to Section: 30 of your lease will be included in your base rent as "additional rent" pursuant to Section: 5 of your lease.

Noise Policies​

Noise Policies​

6ixBoroJC has been constructed with soundproof flooring and soundproof adjacent unit walls. The soundproofing reduces noise levels between neighboring units. However, we strongly request that you show common courtesy toward all your neighbors by refraining from extensive noise making activity such as: Loud music or television, Heavy walking, running, or stomping overhead, Yelling, Excessive noise after 10 p.m., Noise from pets, Children playing, running, or yelling, Noise from gatherings, etc.

Parking Policies

Parking Policies

If you have been designated a parking space, please only park in that designated space. Please do not block or interfere with vehicles entering and exiting the parking garage of the building. If you leave your vehicle to drop off any belongings or pick up anyone for more than 15 minutes blocking entry and exit of the parking garage, you will incur a $100 fee per incident. This fee incurred pursuant to Section: 20 of your lease will be included in your base rent as "additional rent" pursuant to Section: 5 of your lease. 

 

If you have been designated a parking space, you will receive a remote control for the garage door access. If you lose the given remote control there will be an incurred fee of $50 per incident. The fee incurred pursuant to Section: 11 of your lease will be included in your base rent as "additional rent" pursuant to Section: 5 of your lease.

 

When pressing on the remote control to open the garage door, please stop with your vehicle at the posted stop sign and patiently wait until the light is green to proceed. The green light is an indication that the gate has fully opened and not an indication that the path forward is clear of pedestrians and traffic. Please when exiting/entering the parking garage use extreme caution and yield to incoming traffic and pedestrians. The parking garage door is equipped with a high-grade motion sensor that prevents it from closing on any moving/standing objects/persons below.

If you did not request in writing to property management to extend your lease within 90 Day’s before your lease end date then you will move out on your lease end date. Please coordinate with property management at least 1 week before your move out date and inform property management the company if any you will be using for moving. At move out date please return your FOB, Mail Key, and parking garage remote control if given one. If you do not return the FOB there will be a penalty fee of $100 per unreturned FOB, penalty fee of $50 per unreturned mail key and a penalty fee of $50 per unreturned parking garage remote control. This fee incurred pursuant to Section: 23 of your lease will be included in your base rent as "additional rent" pursuant to Section: 5 of your lease.

Access & Lock Out Policies

6ixBoroJC uses the ButterflyMX intercom system for the front entry/exit way. You will receive a registration email from property management for the ButterflyMX intercom system.

 

These are the steps to gain access to the ButterflyMX intercom system once you have received the registration email:

1. Register: Click the link in that email and register using the same email address you provided.

2. Download: Once registered, download the ButterflyMX mobile app from the Apple App Store or the Google Play Store to your smartphone or tablet.

3. Sign In: Once the ButterflyMX mobile app has been downloaded, open the mobile app and login using the email address and password you created in during registration.

 

If you come across any issues with the ButterflyMX Intercom system and/or ButterflyMX app you can reach their support team by email at support@butterflymx.com and/or by phone (571) 480-6579 Extension 2 from 6am - 10pm ET any day.

 

Calls coming in from the ButterflyMX Intercom system will be from one of two numbers: 516-323-7025 or 646-679-4745. Please add these numbers to your contact list to not miss any calls. You will need to press 9 to buzz your guests in.

Use your FOB to gain access to your leased apartment, fitness room, common area, mail room, and side entrance. If you lose your FOB during your lease you will incur a penalty fee of $100 per incident. The fee incurred pursuant to Section: 23 of your lease will be included in the your base rent as "additional rent" pursuant to Section: 5 of your lease.

 

There is a side entry/exit way of 6ixBoroJC that can be accessed in 3 pathways from inside the building:

1. From Stair Well A: Walk down to the 1st floor lobby area, walk toward the elevator through the door into the parking garage, walk straight down toward the concrete steps and through the hallway, turn right and walk up the steps to the side door exit way.

2. From Stair Well B: Out the second-floor door walk down the steps and you will see the side door exit way.

3. From Elevator: Walk through the door toward your immediate left facing the fitness room, walk straight down toward the concrete steps and through the hallway, turn right and walk up the steps to the side door exit way.

 

For entry through the side door from outside the building it can be accessed through your FOB. If you have any problem with entry/exit into/from anywhere in 6ixBoroJC please contact property management right away to regain access.

Community Amenities

The amenities in 6ixBoroJC include a pet wash located on the first floor, common area located on the second floor, and fitness room located on the first floor. Under Our Services tab you can book the use of the Pet Wash located on the first floor and/or reserve the entire common area located on the second floor for special events, screenings, etc. Please show common courtesy and respect to all other residents while using any of the offered amenities.

Fire Safety & Emergency Procedures 

If you see or hear any suspicious activity that is not causing imminent physical harm to you or your surroundings please contact property management right away. Property management will ensure a thorough investigation into the situation and remedy if appropriate. Your safety is always 6ixBoroJC’s number one priority at all times which is why 6ixBoroJC contains extensive 24/7 surveillance cameras across every entry/exit way, throughout all common areas, stair well A, stair well B, and every floor hallway. If you are in immediate physical harm and/or any other serious life-threatening emergency please contact 911 right away.

 

In terms of safety precautions, 6ixBoroJC is equipped with an extensive network of water sprinklers throughout the entire property that will engage if any fire is detected, automatic fire closing doors on every floor to contain any fire from spreading, emergency flashing red exit signs on every floor to alert the exit way, an area of refuge next to the elevator on every floor designed to hold people safely during an emergency, and a vast network of dual fire/carbon monoxide alarms in every unit and every floor. If you have any questions about any of 6ixBoroJC’s safety precautions in case of any emergency please do not hesitate to reach out to property management.
